If something is missed or delayed it is usually because it has not come to our attention or we have not received a response from our varied contractors, volunteers, or homeowners. The Board does not have the resources, time, money and volunteers to accomplish all we would like to , so we must make decisions about what is most important. March 2005 Page # E YOUR RESPONSIBILITY Recently there have been several instances of leaks from one unit resulting in damage to the unit below. This is the homeowner s individual responsibility to resolve, not the Homeowner s Association. In one instance, a broken water filter flooded the two units below and the cost of repairs was substantial. Fortunately this homeowner had insurance which covered the cost of the repairs to all three units. This is prime example of why the Board urges all homeowners to have private insurance coverage for those contingencies. If the leak is caused by inadequate caulking around the shower or pipes, by failing fixtures, washing machine, fish tank, or other internal source, this is a matter between homeowners. Our management company has been directed to intervene only in an emergency to stop the water intrusion. In this case, the homeowner at the cause of the leak will be billed back for the plumber and other costs incurred. Contracting for repairs to restore the unit below will be left to individual homeowners, and is not the job of our management company or the Association. In the event that the Association is forced to ultimately become involved due to an owners lack of attention: the owner will be billed all costs of the require repair without prior notice and without having the opportunity for input or review. CHRISTMAS TREE DISPOSAL DO NOT Throw your Christmas trees in our dumpster areas. Place them by the front entrance on the east side of the lawn for curbside pick-up before Tuesday, January 11. Only unflocked Christmas trees can be recycled! If you buy a flocked tree, it is your responsibility to take to the waste transfer station at Oyster Point. MONTHLY CONSTRUCTION PROGRESS MEETING The monthly construction update meeting with Draeger Construction will be held in the Clubhouse on Monday, March 14 at 7:00 p.m. We encourage all owners to attend to receive the latest information directly from our contractor. MONTHLY HOMEOWNERS MEETING Monday, March 21 at 7 p.m. in the Clubhouse. The Homeowner s Forum has been moved back to the beginning of the meeting. Please note that this meeting is only open to homeowners, not prospective buyers, realtors, or tenants. A MESSAGE FROM THE BOARD PRESIDENT HOW TO REPORT PROBLEMS As there has been confusion among homeowners lately, I would like to clarify the appropriate means for lodging complaints and reports of problems. The Board is currently managing all projects related to exterior WATER INTRUSION from common area sources. REPAIR PROJECT(S) IN-PROGRESS: Communicate directly with Draegers s Project Manager in person, by phone, or by leaving a note in their on-site work trailer. NEW WATER INTRUSION from exterior source. Attend one of our monthly meetings and report, or send someone representing you to the meeting with a letter summarizing the inception, location and other details of the problem. You can also send a letter to Manor to be forwarded to the Board. Our management company fields calls on all other repairs. Call, write or e-mail Manor for appropriate advice. In some cases, it may be your responsibility to make the repair. If you disagree with Manor s determination, inform the Board. In all cases, it is recommended that you put your matter in writing so that there is a clear trail and no distortion of mishearing of your report. You can do so by e-mail, by post, or by hand-delivery at the meeting. If you bring a letter to a meting, we would appreciate six copies one for each Board member and our Manor representative. The Pacific Point internet group site is not the forum for reporting problems or requests specific to your unit, or the common areas. We also 'caught', though another eyewitness, one of our residents dumping contractor s debris in our dumpster, and levied a substantial fine on the homeowner. As well, our property manager from Manor witnessed another incident of dumping on Monday night. As he was writing down the license plate number, the person became aggressive and knocked off his glasses. Police were called and a report was filed. We certainly will not tolerate this and the Board is actively pursuing the offenders. As you may be aware, these actions are the equivalent of stealing money from our Association, and therefore, your own pockets. Theeyewitness report of all homeowners helps us to be aggressive to stop this thievery. PLEASE RECYCLE PROPERLY Be sure to place your newspapers, aluminum, plastic (with #1 and #2 only) and glass containers in the appropriate bins (glass in one bin, aluminum and plastic in another). Do not place boxes in the newspaper bins, but please break them down and lean them against the wall near the gate. Do you know that if the recycling is not sorted correctly, the company throws it all away as garbage? The value of the recycled goods offsets the cost of the service to pick them up, so it is important that we sort properly and have a sufficient volume to maintain the service. NOTICE HOLDERS Have you noticed that many of the nice plastic notice holders are broken? It was a great idea, but it is now apparent that we need industrial quality holders to survive the elements (surprise, surprise!) Is there a volunteer to do a little research and recommend a replacement holder that will last? If so, phone Manor and let us know you ll do this for the Association. . Someone recently left a mattress, spring-assembly, TV, and other miscellaneous furniture in the dumpster area immediately across from Building 5007. If you know who is responsible for placing these materials in the trash area, please notify our Property Manager, Dave Esty. The rash company will not pick up furniture, paint, TVs, computers, construction debris, etc. Such items are the individual homeowner s responsibility to take to a dump (one of which happens to be conveniently located near our complex). When inappropriate items are placed in the Association s dumpster areas, the Association must ultimately pay a third-party to remove the items, transport them to the dump, and pay all related disposal fees. This means that every owner at Pacific Point ends up paying for a portion of this expense on behalf of the person who did not properly dispose of their personal items. Persons who place inappropriate materials in the dumpster areas are essentially taking money out of their neighbor s pockets. If we can identify the responsible persons involved in placing inappropriate materials in the dumpster areas, we will fine them and invoice them for the entire cost of removal including labor, travel, and all associated fees (unless this waste is immediately removed by those responsible). Please help your Board and your Management Company by keeping an eye out for inappropriate materials placed in the dumpster areas, and by identifying and reporting any individuals seen involved in this activity. NO PARKING IN RED ZONES NEVER park or leave your car in any of the red painted fire zones. These areas must be kept clear at all times for access by emergency vehicles. This is the law, and vehicles in violation may be ticketed directly by the Pacifica Police. ANY homeowner can call the Pacifica Police Department directly to report a vehicle parked in a red zone. Please help the Association by calling these violations in to Pacifica Police yourself if you see one. The Association will not hesitate to report and/or tow a vehicle parked in a red zone. Fire zones exist to allow emergency services to protect lives and property, and it is in everybody s best interest to ensure they are always available for that purpose. CHIMNEY UPDATE The Board has prioritized the findings from the chimney inspections done several months ago, and is obtaining competitive bids for the work. After the major repair of one chimney, we will evaluate the costs of the overall chimney damper/deck/cap project, combined with estimates for the remaining construction repair work, to determine what additional financial resources may be needed to proceed with these essential repairs.
